Privada Awarded Environments for Living® Diamond Class: North Scottsdale Community Features Highest Level of Energy Efficiency

Homes at Privada, a luxury gated enclave in north Scottsdale, are more than 40 percent more energy efficient than the average code compliant newly built home. That, according to Environments for Living®, a construction industry program that promotes building science and energy efficiency methodologies. “We retained the Environments for Living® team to review our floorplans and make independent checks at three construction stages (framing, before drywall and final inspection) to be sure we were doing everything we could to build a highly energy efficient home,” said Peter Burger, principal of Monarch Privada Construction. “To our delight, we learned that we were already doing so many of the right things with our standard construction features that we achieved the highest level awarded by the organization. We are the only builder in Scottsdale to achieve the Diamond Class Level,” he noted. Each Privada home is independently reviewed and rated on the anticipated energy usage. The program is so refined that Environments for Living® provides a limited guarantee for the heating and cooling costs associated with each particular home.  The guarantee is calculated based on a thermostat setting of 75 degrees in the summer and 72 degrees in the winter. The homeowner is required to maintain their heating and cooling system according to industry standards such as replacing air filters and having their HVAC system inspected annually in order to maintain the guarantee. Monarch Privada Construction includes such things as:

  • Insulation and framing techniques that minimize voids, gaps and compressions.
  • Fresh air delivery system that creates an environment that contains less dust, fewer odors and remarkably comfortable temperatures.
  • Low-E glass and higher thermal properties (R-Value)

HVAC system that balances pressure throughout the house
  • Right-sized HVAC systems and mechanical air ventilation that help remove moisture that naturally occurs in a home
  • Combustion appliances that have been installed in a manner to avoid back-drafting and the build-up of carbon monoxide

  • Enhanced Water Efficiency Utilizing:
  • Low-flow showerheads and faucets
  • High performance toilets
  • Energy efficient dishwasher
  • Low water usage landscape materials

The three floorplan choices are the 3,133 square foot Oro, the 3,497 square foot Joya and the 3,825 square foot Plata, which can expand to approximately 4,500 square feet.
